Residential Property
The residential route covers a house or apartment purchased from a development company as a first sale, with market value of at least EUR 300,000 plus VAT.
Key checks:
- Is it a first sale from a development company?
- Is the sale contract in the applicant’s and/or spouse’s name and deposited with the Department of Lands and Surveys?
- Has at least EUR 200,000 excluding VAT been paid before application?
- Can the funds be traced from abroad and linked to the investment?
- Does the property suit the size of the family included?
- What happens if delivery, title deed, VAT, or developer issues arise?
Other Real Estate
The other-real-estate route can include offices, shops, hotels, related developments, or a combination of these. Unlike the house/apartment route, resale can qualify.
This can be commercially useful, but it brings different risks: tenant risk, licensing, maintenance, VAT treatment, resale liquidity, business-use restrictions, and whether the property is a sensible long-term asset if it must be maintained for the permit.
Cyprus Company Share Capital
The company route requires EUR 300,000 in share capital of a Cyprus company that is based and operating in Cyprus, has proven physical presence, and employs at least 5 people.

Fund Units
The fund route covers EUR 300,000 in units of a Cyprus Investment Organisation of Collective Investments, including AIF, AIFLNP, or RAIF forms.
The file should include proof of purchased units, payment evidence, CySEC confirmation on setup of the fund, and the fund memorandum or investment fund documentation.
Fund due diligence should cover assets held in Cyprus, redemption rights, fees, custody, manager track record, leverage, valuation, related-party transactions, and what happens if the fund changes strategy or winds down.
Replacement Risk
Cyprus policy is clear on alienation: if the permit holder disposes of or ceases to hold the qualifying investment without immediate replacement by another qualifying investment of equal or greater value, cancellation can follow under Regulation 6.
That makes exit planning part of immigration planning.
