Spain’s Golden Visa is over for new applicants. The investor residence route under Law 14/2013 closed when Organic Law 1/2025 entered into force on April 3, 2025.

That does not mean every old holder lost status overnight. The law includes transitional protection for applications filed before the change and for valid authorizations already granted. The key is separating new applicants from pending files and existing holders.

Quick Answer

Spain no longer accepts new Golden Visa applications based on investment. Organic Law 1/2025 removed the core investor-residence provisions of Law 14/2013: articles 63, 64, 65, 66, and 67. Applications submitted before the April 3, 2025 entry-into-force date can still be handled under the old rules, and valid investor visas or authorizations keep their validity for the period granted.

What Exactly Ended

Organic Law 1/2025 left articles 63 to 67 of Law 14/2013 without content. Those articles were the legal core of the investor route.

ArticleOld Function
Article 63Defined investor categories
Article 64Investor visa requirements
Article 65Effects of the investor residence visa
Article 66Investor residence authorization
Article 67Duration and renewal framework

La Moncloa described the reform as removing residence visas for investors in Spain, including the real-estate route linked to investments over EUR 500,000.

Old Investment Categories

The former route was broader than real estate. It included several investment categories, but real estate became the public shorthand.

Old CategoryTypical Threshold Or Concept
Real estateMore than EUR 500,000 in Spanish real estate
Spanish public debtLarger capital investment in government debt
Spanish company sharesSignificant investment in shares or corporate participation
Bank depositsSignificant deposit with Spanish financial institution
Investment fundsQualifying fund investment under the old framework
Business projectProject considered of general interest

None of these categories now creates a new investor residence application under articles 63 to 67, because those provisions were removed.

Transitional Rules

The transitional rules are the most important part for existing investors.

SituationPractical Reading
Application submitted before April 3, 2025May receive the visa or authorization under the rules in force on the filing date
Visa or authorization valid on April 3, 2025Keeps validity for the period for which it was issued
Renewal applicationProcessed and resolved under the rules in force when the initial authorization was granted
New application after April 3, 2025Closed under the investor route

This is why two people can receive different answers in 2026. A new buyer cannot start a Golden Visa file. A holder with a valid pre-closure authorization may still have renewal questions under the transitional framework.

What Existing Holders Should Check

Existing holders should not rely on a generic “the Golden Visa ended” headline. They should check:

  1. exact filing date;
  2. exact grant date;
  3. visa or residence authorization expiry;
  4. whether the underlying investment is still maintained;
  5. family members’ status and expiry dates;
  6. tax and Social Security compliance where relevant;
  7. residence days if planning long-term residence or citizenship;
  8. documentary evidence needed for renewal.

The repeal protects validity and renewal handling; it does not erase normal renewal-document risk.

What New Applicants Can Do Instead

Spain still has active residence routes, but they are not investment-for-residence replacements.

ProfileRoute To Compare
Remote workerSpain Digital Nomad Visa
Passive-income householdNon-lucrative residence, if work restrictions fit
FounderEntrepreneur residence under the startup/entrepreneur framework
Employee with Spanish jobWork authorization or highly qualified professional route
StudentStudy stay or student visa route
Family connectionFamily reunification or EU-family route, depending on sponsor
Investor wanting RBICompare active routes outside Spain, such as Portugal ARI, Greece Golden Visa, Italy Investor Visa, or Hungary Guest Investor

The strategic shift is simple: Spain still wants talent, entrepreneurs, workers, students, family reunification, and real economic activity. It no longer offers a new dedicated residence path merely because someone makes one of the former qualifying investments.

Common Misreadings

ClaimCareful Answer
”Spain Golden Visa still exists if I buy before filing.”No. New investor applications closed from April 3, 2025.
”Only real-estate Golden Visas ended.”The law left articles 63-67 without content, removing the investor route broadly.
”Existing holders lost status.”No. Valid visas and authorizations keep validity for the granted period.
”Renewals are impossible.”Transitional rules say renewal applications are handled under the law in force when the initial authorization was granted.
”Buying property still helps any Spanish visa.”Property may help accommodation or wealth evidence in some routes, but it is not a Golden Visa basis.
