Portugal’s Golden Visa is still alive, but it is not the old property-led route most people remember. The official name is Autorizacao de Residencia para Investimento, or ARI. Since the 2023 housing reforms, new applicants should think in terms of funds, research, culture, jobs, and company capitalisation, not apartments in Lisbon or a passive bank deposit.

What Changed
The ARI programme launched in 2012 and historically became associated with real estate. That is no longer the correct starting point. AIMA’s current ARI page lists the active post-reform options and does not list real-estate acquisition or a simple passive capital transfer as current new-filing routes.
That shift matters commercially and editorially:
- investment due diligence is now central;
- fund and project selection matter more than property selection;
- old statistics are less predictive of new filings;
- citizenship timelines must be refreshed under the 2026 nationality rules;
- applicants should separate residence status from tax residence.
