Hungary’s Guest Investor route is one of the more commercially interesting EU residence-by-investment routes still open, but it is not a simple property purchase programme. The current official NDGAP materials focus on a qualifying real-estate-fund share or a large donation to a qualifying higher-education institution.

For route selection, use the investment routes and due diligence guide. For filing stages, see the timeline and documents guide. For family, work, tax, permanent residence, and citizenship, read the tax, family, work, and residence guide. The structured route record is Hungary Guest Investor.

Quick Answer

Hungary Guest Investor is a route for third-country nationals whose Hungary entry and stay are in the national economic interest because of a qualifying investment. The guest investor visa can be valid for up to 6 months, while the residence permit can be valid for up to 10 years and extended once for another 10 years.

Eligible Routes

RouteMinimumCore Requirement
Fund shareEUR 250,000Investment fund share issued by a real estate fund registered by the Hungarian National Bank
DonationEUR 1 millionDonation to a qualifying higher-education institution for education, scientific research, or artistic creation

The fund-share route is not the same as buying a Budapest apartment. It is a securities/fund route, with fund-manager qualification, real-estate allocation, blocking, custody, and exit-risk questions.

The donation route is a philanthropic route. It should be analysed as a non-return donation, not as an investment product.

Visa-Free Vs Visa-Required Applicants

Hungary’s process depends heavily on nationality and current legal stay.

Visa-required applicants generally need to apply abroad for a guest investor visa before entering Hungary for the residence-permit stage. Visa-free applicants may be able to enter Hungary visa-free and submit the residence-permit application in Hungary within the required window.

This makes early sequencing important. A person already holding another Hungarian residence permit may not always be able to switch inside Hungary, depending on nationality and visa-free status.

What Makes This Route Different

Compared with Hungary’s White Card, the Guest Investor route is much more settlement-friendly at the practical level:

Who It Fits

The route can fit internationally mobile families, investors who want long-validity Schengen residence, and founders or professionals who may need the right to work or manage business activity in Hungary.

It is weaker for applicants who want direct property ownership to be the qualifying asset, who need guaranteed investment liquidity, or who are not ready for deep fund, custody, sanctions, tax, and residence-planning review.
